July 2010:

I've been saying price stabilizing for the last year.  There is a $30,000 range the prices have been fluctuating in.  249 closed deal in June, 3% less than May.  23 days on the market has been consistent over the last 5 months.  Inventory at 805 is 3.23 months of supply.

 

North Seattle prices are in the middle.  Look how stable prices are compared to other neighborhoods:

Prices are up a little this month.  3 sales in June (2 in May).  Days on market is low at 28.  Still working toward stabilization.

 

North Seattle Condos are still trying to stabilize.  Although prices are not up, sales are with 55 sold in June and 59 sold in MayDays on market fluctuate between 37 - 63.

The Downtown Condo market is still trying to stabilize as well.  Prices, sales and days on market have been sporadic.
